MULTIPLE LISTING SERVICE(S)
Your home is immediately listed on the Multiple Listing Service which updates a daily catalog of homes for sale through its member brokers and an online computer network, available to its members, with photos and descriptions of all listed properties. We personally submit professional photos, 360 views, video tours, and tailored descriptions to portray your home  in the best possible light. The Broker is a member of 3 area boards, a 4th by co-op agreement, and the KCREA.

ON THE INTERNET
All of our property listings are online under Featured Listings on our website as well as on all local websites that subscribe to the Multiple Listing Service. More than 93% of home buyers now begin the buying process online. Our website includes the most advanced tools available, including Active Maps and automatic email notifications, to give buyers the most reason to keep coming back. We additionally syndicate or listings through or vast network.

IN PRINT
We still believe in print marketing. We mail your neighbors postcards alerting them to your newly listed home for sale! This becomes an opportunity for them to share your home with their friends and family who many times are in the market for a move!

IN OUR TV STUDIO
We have an in-house studio where we can live stream. We regularly discuss real estate, new listings, and YOUR home and publish this to Facebook, Youtube, Twitter, LinkedIn, and Vimeo.

IN PERSON
Professional showings of your home with one of our agents that represents YOU, on site each time the home is show with agreement. This means instant feedback when the showing is complete, no doors left unlocked, no unwanted lights left on, and the ability for us to answer and address all buyers potential concerns BEFORE they leave the home.

FOR SALE SIGNS AND BROCHURE BOXES
Immediately upon going active we place our distinctive, night lit, 'For Sale' sign on your property along with a brochure box containing photo/property information flyers. The flyers contain pertinent information on your home with easy access to online content specific to your home.

PHOTO FLYER
As quickly as possible after receiving your signed listing contract, we prepare and print a professional color flyer. We make a point of having flyers for all of our listings available at each of our open houses.

HOME BINDERS
We collect, redact, and present all information available in a leather bound binder in the home. These binders include improvement receipts, repair and maintenance documents, disclosures, plats and plans, deed restrictions, lot views, and much more. A well documented home sells faster and for more money. We make it simple for you, all we ask is you to provide us your home files and we take it from there. We will scour the files, duplicate what we prefer to share, and return your files to you as was received.

ENHANCED OPEN HOUSE PROGRAM
We are advocates of open houses. Our contact to open house ratio is 1 to 4. This means that out of 4 open houses we hold it generates 1 contract. With proper planning, correct pricing, and the right execution this could be you.

VIDEO TOURS
We have the capability to create (and we prefer) 4k, high definition, home video tours using the most advanced technology in the business.

360 TOURS
In addition to video tours we also have the capability to create high resolution, professional, 360 degree tours. We know our stuff. Martin Crane, the Broker, brought the 360 tours to the masses in 2002 locally and ran a business that created 360 views for over a billion dollars in real estate values.
