Why we are different...

A week ago today I received a call for a "short notice showing request" on a particular home.  I made a call to confirm the home was still available and try and arrange the appointment.  It was late in the day and the listing agent was not able to reach the seller for confirmation.  We discussed the same time next week so the seller would have ample notice and we wouldn't have any scheduling issues. I was about to call for re-confirmation and to get showing instructions for the appointment that is (or should I say was) scheduled for tomorrow at 11 AM.  As I readied to make the call I pulled up the MLS sheet.  To my surprise the home was marked PENDING.  What a disappointment!  First I would have expected a notification from the listing agent that the home had received an offer, after all we were planning to view it and obviously there was interest.  I personally like to put all on notice of an offer in hand, to past visitor's that have shown interest in the home and to upcoming scheduled showings.  Many will attempt to view the home sooner to not miss an opportunity to have a chance to purchase!  In my opinion that would be working in the best interest of the client and could potentially lead to a better competing offer and HIGHER SALE PRICE FOR THE SELLER CLIENT!  Second, at least a courtesy call to cancel the appointment would have been expected.  Aargh..  The bright side is I now have some free time tomorrow.
